Tavaci development at a glance
(Cottonwood/Holladay Journal) Tavaci is the name of a 46-acre development located approximately ¼ mile up Big Cottonwood Canyon Road. Before the existence of Cottonwood Heights City, developer Terry Diehl worked with Salt Lake County to have the parcel zoned for single-family homes.
Right now, the development consists of 43 lots ranging in size from a half acre to a little more than an acre. They are clustered around an existing road that forms a loop through the parcel. There is only one house built in the development, an unfinished model home whose rooftop is visible from Prospector Drive.
The developer has created prospective drawings of possible future buildings in Tavaci. Fourteen home lots on the south and east sides of the development would remain the same. Sixteen lots inside the road loop would house boutique stores. The rest of the lots would be used for six condominium complexes that would house 40 to 50 units total.
If the Canyons Resort Residential Ordinance is passed by the Cottonwood Heights City Council, it would allow for a density of up to 6 housing units per acre. Though permitted use of the area would still be restricted to single-family dwellings, the developer could apply for a zoning change and conditional use permits which would allow resorts, hotels, short-term rental units, restaurants and boutique retail stores on the property.
